Common Code Violations + Abatement Options

Nuisance Violations: typically on a 10 day notice:

Trash and Debris - Anything that is not designed for outdoor use, for a residential area, cannot be stored outside.

Rubbish/ Brush - Combustible or noncombustible waste materials, except for trash or garbage, primarily derived from an organic nature, including but not limited to residue from the burning of wood, coal, coke and other combustible materials, wood or wood products, tree branches and limbs, yard waste, grass clippings and trimmings, shrubbery or plant cuttings, leaves, mulch, dirt, manure or fodder or other similar materials.

Tall Grass and Weeds - Grass and weeds become in violation when they reach 12 inches or more in height. Property owners are also responsible for maintaining alleyways and right of ways and easements, adjacent to their property.

Inoperable Vehicle - Examples are but not limited to,  wrecked vehicles, partially or fully dismantled, any vehicle that has a flat tire, and any vehicle not properly tagged. This covers any and all vehicles anywhere on the property, including driveways.

Trees - It is the property owner's responsibility to maintain all trees, shrubs, etc, in yards, along sidewalks and streets. Any tree or shrub obstructing a person's view in the 25 foot sight triangle on a corner lot, or that is less than fourteen (14) feet above the roadway and overhanging the right of way,is a violation.

Property Maintenance Violations- typically on a 30 day notice:

Exterior Paint- All exterior surfaces, including but not limited to doors, door and window frames, cornices, porches, trim, balconies, decks and fences shall be maintained in good condition. Peeling, flaking and chipped paint shall be eliminated and surfaces repainted.

Accessory Structures- Property Maintenance: Accessory Structures: The International Property Maintenance code; (IPMC) 302.7 - Accessory Structures states: All accessory structures, including detached garages, fences, and walls, shall be maintained structurally sound and in good repair.

General Exterior-   IPMC 304.1 states: The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so as not to pose a  threat to the public health, safety or welfare.
